Thanks for choosing Fort Myers Concrete Services. These terms outline how we work together on your concrete project. They're written in plain language because we believe in transparency.

Estimates and Pricing

Free Consultations — We offer complimentary estimates for most projects. Our quotes reflect visible conditions and information you provide. Hidden issues discovered during work may require pricing adjustments, which we'll discuss before proceeding.

Quote Expiration — Written estimates remain valid for 30 days. Material costs and availability may change beyond this window.

Scope Changes — Modifications to the agreed project scope require a revised quote and your written approval before we proceed.

Project Timeline

Start and Completion — We provide estimated timeframes, but outdoor concrete work is weather-dependent. Delays may occur due to rain, extreme temperatures, material availability, or scheduling. We'll communicate any changes promptly.

Weather Delays — Florida weather is unpredictable. Rain, high heat, or unsafe conditions will temporarily halt work to ensure proper curing and crew safety. These delays don't constitute breach of agreement.

Your Responsibilities

For smooth project execution, we need you to:

  • Provide accurate project information and specifications

  • Ensure clear access to the work site

  • Obtain necessary HOA or municipal permits (unless otherwise arranged)

  • Remove vehicles, furniture, or obstructions from the work area

  • Keep children and pets away from the construction zone

Failure to meet these requirements may result in delays or additional charges.

Payment Terms

Deposit Required — Most projects require an upfront deposit to secure scheduling and purchase materials. The amount is specified in your contract.

Balance Due — Final payment is due upon project completion unless alternative arrangements are documented in writing.

Payment Methods — We accept cash, checks, and digital payments as discussed.

Late Payments — Overdue balances may result in work suspension, interest charges, liens against your property, or collection action.

Concrete Characteristics

Concrete is a natural material with inherent characteristics that don't indicate poor workmanship:

  • Minor hairline cracks are normal and expected

  • Color variations occur naturally across surfaces

  • Slight differences in tone and shading are typical

  • Environmental factors (moisture, temperature, soil) affect appearance

  • Texture variations are part of the material's nature

We guarantee professional installation, but cannot control concrete's natural behavior during curing and aging.

Warranty Coverage

Workmanship warranties, when applicable, are detailed in your project agreement.

Exclusions:

  • Damage from chemicals, salt, de-icers, or harsh cleaners

  • Cracks from ground movement, soil settlement, or erosion

  • Discoloration, fading, or weathering over time

  • Damage from improper use or excessive loads

  • Issues from altered drainage or landscaping around concrete

Subsurface Conditions

Underground surprises happen. We may encounter:

  • Poor soil conditions or excessive moisture

  • Unmarked utilities or buried debris

  • Rock or other unexpected materials

We're not liable for unmarked utility lines. When subsurface issues arise, we'll explain options and costs before continuing. Additional work requires your authorization.

Liability Limitations

We stand behind our work within reasonable bounds:

  • Our liability is limited to the amount you paid for services

  • We're not responsible for indirect or consequential damages

  • We're not liable for delays beyond our control (weather, supply chain, acts of nature)

These limitations are standard in Florida construction contracts and enforceable under state law.

Cancellation Policy

If you need to cancel:

  • Notify us immediately in writing

  • Deposits are non-refundable if materials have been ordered or work has begun

  • Cancellation fees may apply based on project stage

Project Suspension

We may suspend or terminate work if:

  • Site conditions become unsafe

  • Required access is denied

  • Payments are not received as agreed

  • These terms are breached

We prefer resolving issues through communication, but reserve this right when necessary.

Legal Framework

These terms are governed by Florida law. Any disputes will be resolved in Lee County courts.

Changes to Terms

We may update these terms periodically. Revised terms become effective immediately upon posting.
